All appointments to view our rental properties are made by telephone, during regular business hours, seven days a week, 9:00am - 5:30pm. You must call and confirm your appointment at least one hour before the appointed time. If you do not call and confirm, your appointment will be cancelled. All persons over the age of 18 must be present at the appointed date and time. You may pick up your applications at the rental property. We do not have applications available online.

SCREENING CRITERIA FOR OUR RENTAL PROPERTIES
RENT TO INCOME RATIO - Combined income of all applicants shall be at least 2.5 times the rent.
SOURCE OF INCOME - Applicant will be required to show proof of income through such sources as employer verification or pay stubs, tax returns, investment reports, or other financial data.
DEBT TO INCOME RATIO - Housing and utility expenses shall not exceed 35% of total income. Installment debt payments shall not exceed 35% of total income. If the applicant does not have installment debts, debt to income ratio for housing may be permitted to be up to 50% of income. Debt to income exceeding these ratios should be disclosed before application is made.
HOUSING REFERENCES - Applicant will provide verifiable housing references for the past three years. If the applicant's housing history includes home ownership, mortgage payment history shall be considered.
CREDIT WORTHINESS - Credit worthiness may be determined from a credit report which should reflect a timely payment history. Credit history should be free of evictions, judgments, collections and bankruptcies. A valid explanation may be considered, if provided by the applicant prior to application being made.
ARRESTS AND CONVICTIONS - Any felony conviction will result in this application being rejected.
INCOMPLETE, INACCURATE, OR FALSIFIED INFORMATION - Any information that is incomplete, illegible, inaccurate, or falsified may be grounds for rejection of this application and/or termination of the rental agreement upon discovery.
CO-APPLICANTS - All co-applicant applications must be received along with the screening charge before processing will begin. If one co-applicant fails to pass the screening criteria, all co-applicant applications will be rejected.
CO-SIGNERS – We do not accept co-signers for any of our rental properties.
ANY OR ALL OF THE ABOVE CRITERIA MAY BE VERIFIED AT THE SOLE DISCRETION OF THE AGENT.
APPLICANT PROCESS - Acceptance or denial of the application may take up to 4 business days. Upon acceptance, applicant will be required to complete a rental agreement and pay any and all fees/deposits applicable within 48 hours. Failure to do so may result in the rejection of the applicant. Applicant has the right to dispute the accuracy of any information provided to the landlord by a screening company or credit reporting agency.
IDENTIFICATION - Applicant will provide photo identification at the time of rental agreement.
